In 2019 we introduced 2 projects to our investors – land plots with great potential, next to one more project that we exited last year – Vinkli 13. We found the land plots and the developer, who was interested in buying them but lacked the funds for acquisition. We financed the buying of 2 land plots. The total amount of financing was a little bit over 500 000 EUR. 

Both projects were located in the Mustamäe district, Tallinn, Estonia – best known as the main technology hub of the country, where companies, such as Skype, Starship Technologies and main Tech Universities are residing. Already back then, we saw great potential in the capital growth of real estate, as well as overall developments in this area. And our estimations were right. 

Works performed 

As our investors know, Reinvest24 has a strong focus on a project’s cash flow and always seeks for the most sustainable investment opportunities.

One property had garage premises on it. Those premises were rented out to car repair shops and similar companies, thus, creating a healthy cash flow of more than 6% for that property. 

The second land plot was used to build a test polygon for Starship Technologies – one of the leading Estonian Technology companies. The aim was to test their AI delivery robots and teach them how to navigate in our world, by bypassing obstacles and creating different real-life conditions and situations. This allowed us to generate another strong source of cash flow for our investors yielding over 7.5%.

Those land plots were also in the process of changing the detailed planning so it would be possible to build office premises and use its potential of being close to Tallinn University. 

Projects’ exit

As the main purpose of using these land plots was changed, in 2 years the developer, who has planned to build stock office type of premises finalized the purchase of plots. As a result, our investors who were invested during the full period of the projects earned over 25% in total adjusted returns.

How 25.05% adjusted interest rate was achieved?

Many retail investors are still not familiar with the benefits that a compound interest strategy can deliver in a relatively short time. Today Reinvest24 is turning 3 years old. The anniversary always offers a great opportunity to reflect on the major milestones achieved and share gratitude to all the people involved, as without You, our dearest investors, we wouldn’t be in the place we are right now.

The idea of creating Reinvest24 appeared from our own needs, as we always have been passionate investors ourselves. In 2015, we started to buy, manage and develop several real estate projects in Estonia, for a total amount of over 10 million EUR. In 2018, we decided to make Reinvest24 available to the public and try to lower the biggest gaps between investing in a secured environment and still earning decent returns. Something that once was simply an idea – now serves many investors and property developers, as one of the best instruments in Europe to achieve financial goals.

Past achievements that create change

As for now, the platform is 3 years old, it is possible to invest in properties, secured with 1st rank mortgage and earn up to 16.8% IRR. During past year, the product line has expanded massively, as we added new investment types – development projects and real-estate backed loans, as well as 3 European markets – Latvia, Moldova and Spain. We launched a secondary market tool, allowing exit investments before the maturity day, introduced series of “Insider updates”, where we share more information of the development process of our projects, opened our first international branch in Spain and increased the platform’s share capital up to 125’000 EUR. As of today, our investor’s database counts over 9000 users and the projects’ default rate is still 0%. Even in times of COVID-19. And we are planning to go only further.

Conservative approach carried through years

Speaking about our great results achieved, this is not something that happened with a wave of a magic wand. On a daily basis, our team works on making more than is required from us. Reinvest24 chooses a standout property, but only after screening the market, making thorough financial calculations, conducting research on the market and its future potential, visiting the property itself and closing the greatest deal to ensure investors make an outstanding profit. We stand for meaningful impact in everything we do. That’s why we choose only those properties that make sense. When it comes to numbers, our management strategy is to play safe. We want to create a safe environment for investments, thus making pleasant returns for your money.

As a result, we are continuing to increase the track record of successfully implemented and exited projects.

Successful project exits

Also April 2021 became very memorable for the Reinvest24 platform, as the first time since platform existence, we are exiting 4! projects in one month time, overall repaying back to our investors more than 1,1m EUR. With this excellent achievement, we continue to prove that fair risk management is the main driver of success, even in the most turbulent times.

Another year – another reason to be proud of!

On 7th May, 2020, Reinvest24 becomes 2 years old. It was a great journey for us, but so much more is yet to come. We see this milestone as a great checkpoint where one chapter closes and the new one begins. 

In these turbulent times we would like to be more than ever closer to our community. Therefore today’s blog post is the reflection of what we did, what we achieved and what is still ahead.

Reinvest24 in figures

If we talk about numbers, then during those 2 years REINVEST24 has achieved following:

Property portfolio

When it comes to investing in real estate, we are conservative on providing only the most sustainable and secured deals on the table. As of today, we published 15 property projects in a total amount of € 5.6m.

Currently, we have 2 commercial real estate properties for investing. One is an office space property, located in the highly valued area next to the sea, yielding 7.40% per annum and with expected capital growth of 5.80%. It is important to mention that rental agreement is already signed, and COVID-19 outbreak does not impact the monthly dividend flow. 

The second property available for p2p investments is a Modern Office project, with a total yield of 7.14% and 5.80% of expected capital growth. Both equities are based in a demand-growing area.

In the near future, we are expecting to grow the geography of our portfolio and offer you property investing opportunities from more countries. We have been keeping our eye on the Latvian and Lithuanian real estate markets and also visited some properties already. Within summer 2020 we are looking forward to listing a property from both of these countries, to cover the whole Baltics with our investment projects.

Principal Repayments

Our trusted team members have successfully exited 7 projects, including commercial and residential properties in Tallinn. The Reivest24 team was able to generate 16,44% yield from the exited properties on average. As of today, all our investors have already received their share of the profits, paid out directly to their accounts.

Some buildings were in a shabby condition, but we were not afraid to renovate them, thus helping equities to become one of the most attractive buildings in the area. And as hard work pays – some of them were sold to well-known development companies and made a healthy profit. 

Due to the currently existing worldwide pandemic, some additional exits were postponed. But nevertheless, we are planning to conduct more exits in the upcoming months, as we have been working on the selling process for some period already. Besides, all of our rental properties continue to generate accrued monthly interests for our investors.

Since the middle of March, the team of Reinvest24 has been operating from home, continuing to work on fullness, delivering the best service and support to our investors. Future developments

When gazing into the near future, the first to come development will be the long-awaited secondary market. This important missing piece from the puzzle will complete the Reinvest24 concept and give the users the full potential of our platform. 

Additionally, our new clients will experience an improved registration process as we are looking forward to implementing a Two-factor authentication process. Your information security will always be one of our top priorities. Remember that! 

When it comes to regulation, we are closely following the latest p2p industry updates in terms of implementation of the Crowdfunding license in Estonia. New regulations will come in force in 2021 and we will be among the first ones to apply for it. While the harmonized laws are on their way, we are considering other options. One of them would be an Alternative fund licence. This will make the work of the platform more efficient and will protect our investors. 

Apart from that, we expect to launch our loyalty program with attractive offers for beginners and experienced real estate investors. 

Opportunities on the market

We truly believe that rental properties are one of the most sustainable investment products and have less impact throughout the market cycles. Our team is constantly looking for new real estate properties on the market and we expect to publish new investment opportunities in a very near future. But as stated many times before, at Reinvest24 we choose quality over quantity when it comes to investment projects that we offer to our users. 

Despite the current economic situation, we are looking very promising in the future. We believe this situation may give an opportunity to find better properties that were not on the market during the high-growth times.
