In this Q4 property overview, we will share with you all the most important news and updates you need to know about Reinvest24 ongoing rental properties.
In Q4 2020, our secondary market was launched and we have been seeing a lot of activity there already. Now it is even more important to have an up-to-date overview of each of our ongoing rental properties, before making any deals on the secondary market. Soon we are going to change the format of this kind of overview. Instead of quarter overviews that we were making before, we will implement “updates” sections for each property and it will include all the information you can find in this overview. We believe it will become even more convenient to follow up on the news, related to Reinvest24 properties.

- The tenant is restaurant Radio, they were doing well in Q4 and there have not been any issues with rental payments.
- The postponed rental payment from 2020 Q2 pandemic lock dock has not been paid yet, since the situation is not stable yet and we are giving the tenant some additional time.
- All the documents have been submitted to the City Hall to change the legal status of this property.
- The new appraisal report will be made, once the legal status of the property is changed to commercial space (notarial obligation of the previous owner), which we expect to happen in Q1 2021.
- The new appraisal report will change the shares book value.

- We have been in contact with real estate developers who are interested to build on this land.

- Some of the tenants have been changing overtime, but the vacancy rate has been 0%.
- Tenants have been paying on time and there has not been any issues.
- The latest exit date for this property is 2021 May. For our investors the exit will mean 13% capital growth.

- The property started generating income for our investors since 01.09.2020.
- The property has 3 indoor car parking slots, which will be rented out separately to increase the rental income.
- The tenant requested some construction works, which also include minor changes in office planning.
- The rental contract is secured for 3 years period, as the tenant paid partially for the construction works, the rental income is a bit lower than estimated, but the capital growth achieved through the renovation will compensate that.
- Reinvest24 did not take any operational fees in Q4 2020. Operating fee will be taken from the profits made through the exit.
- The new appraisal report will be conducted in Q1 2021. The new appraisal report will change the shares book value.
