Q3 2020 property overview
In the past, our property quarter overviews were sent via email only to users who are invested in a particular project. Starting from Q1 2020, the overviews of our rental properties, as well as the development projects are available for everyone. We believe that this will increase the transparency and all our investors will have a better overview of what’s happening with the properties on Reinvest24. It is very important as the secondary market launch in approaching and all investors will be able to invest in already ongoing projects in the very near future.

- This land plot is rented out to one of the top Estonian startup – Starship Technologies, who use it to test their self-driving robotic delivery vehicles.
- We have been in contact with real estate developers who are interested to build on this land. The most probably the profitable exit will happen in 2021 spring.

- Tenants have been paying on time and there has not been any issues.
- The latest exit date for this property is 2021 May. For our investors the exit will mean 13% capital growth.

- This property had 2 units which were rented out day-by-day.
- The COVID19 lockdown caused the operator to renounce the operations.

Modern office in the business center of Tallinn
- The property started generating income for our investors since 01.09.2020.
- First rental payout has been made for our investors. The property has 3 indoor car parking slots, which will be rented out seperately to increase the rental income.
- The tenant requested some construction works, which also include minor changes in the office planning. The construction works are ongoing and once they are completed, we will give an overview of the process and the results.
- After the construction works are completed, a new appraisial report will be made.
Office space on Dārzauglu street
- First rental property located in Riga – an office space with valid rental contract with a local IT company.
- This property got funded in the beginning of October 2020, first rental payment will be made in November.
- The property offers 8% net rental income and will be exited by the end of 36 month period with premium.
Rental apartment on Oja street
- Residential apartment in Tallinn, fully funded in the beginning of October.
- First rental payout has been made, proportionally to every investor, based on the days they were invested in September.
- The seller will stay renting the apartment for 36 months, yielding our investors 8% net income.
- After the 36 month period the seller will purchase back the apartment with a premium.
