<p>The architectural project for single houses within the Lake Residents development has been finalized. Our team of experienced architects and designers have meticulously crafted functional and aesthetically appealing house designs that complement the natural surroundings.</p>

<p>Extensive research has been conducted to assess the geology, soil structure, and radon gas levels in the area. These research findings play a crucial role in the process of plot division, ensuring the suitability of each plot for construction purposes.</p>



<p><strong>Electricity Line Relocation:</strong></p>



<p>We are pleased to announce that the high-voltage electricity line that previously crossed the land plot has been successfully relocated. This significant development has allowed the removal of restrictions in that area and opened up more land plots for residential purposes.</p>



<p>The relocation of the electricity line ensures the safety and convenience of future residents, as well as providing a more aesthetically pleasing environment.</p>

In this blog article, we will guide You through the simple process of how to verify Yourself on our platform, in order to start using its benefits.</p>



<h2 class="wp-block-heading">What is KYC?</h2>



<p>KYC stands for Know Your Customer. In other words, we must make sure that you are genuinely who you claim to be. As data protection and investment security is our top priority, this is one of the processes how we protect the platform against fraud, corruption and money laundering. </p>



<p>AML practices have been legislated widely in recent years both in Europe and worldwide and <strong>are a mandatory legal requirement for businesses and financial institutions so that their activities are allowed</strong>. It means that Compliance with AML standards is not an option, but a legal obligation, especially in the financial, FinTech and banking sectors. And we as a financial institution must be compliant with it.</p>



<p>To do that, from now on, we will use the GetID verification system.</p>



<h2 class="wp-block-heading">What is GetID?</h2>



<p>GetID is an Estonian identity verification startup, that offers secure and scalable solutions to verify customer identity. Recently it was acquired by Stockholm-based tech company Checkin.com for €8.1 million. GetID’s SaaS software identifies users in a matter of seconds with a frictionless and GDPR-compliant solution based on AI-driven image recognition for document verification and face matching. The solution identifies over 900 passports and types of documents, as well as supports more than 190 countries creating a truly global identification service.</p>



<p>Using this solution will speed up the process of reviewing the application which means that You as a client will be able to start using our platform faster than before.<strong> </strong>All new clients will need to pass the KYC verification process before starting investing. As per our current clients, we will ask to complete the identity verification process once again.</p>



<h2 class="wp-block-heading" id="h-how-to-pass-the-kyc-verification">How to pass the KYC verification?</h2>



<p>To make the process as easy and smooth as possible, we have prepared a video instruction for You. Watch it to make sure You follow all the steps correctly or use the manual instructions described below. Overall, the process will only take a couple of minutes.</p>

<p>Once You open an account on Reinvest24, we will kindly ask You to fill out the form with some basic information about You, like Name, Surname, residential address and etc. If You are our current client, You will find all the information in Your investor’s account.</p>



<h3 class="wp-block-heading">2. Upload Your document</h3>



<p>As the next step, we will ask You to upload the photo of Your identification document.<strong> The documents accepted are Passport, ID card from both sides or residence permit. Drivers’ license is not accepted.</strong></p>



<p>For that, You can take the link and continue the process on Your mobile phone or computer. <strong>Make sure that the document is in focus and visible is full size.</strong> You can use the camera of the device (if You use the smartphone, make sure to allow Your camera to access the app in settings) or You can upload it from the storage. If You use the ID card, make sure to upload both sides of the document, even if the other side is blank.</p>



<p>Kindly note, that graphically edited photos, expired documents, or the ones that do not belong to You, will not be accepted. Do not worry if the photo does not meet all the requirements, You can always take a new one.</p>



<h3 class="wp-block-heading">3. It’s a selfie time</h3>



<p>Now, we will ask You to prepare Your greatest smile and take a selfie. You can use the camera from the device. If You are happy with the photo, You can continue or take another snap. Once You complete this step, GetID will compare Your facial biometrics to the photo on Your ID document.</p>



<h3 class="wp-block-heading">4. Liveness check</h3>



<p>Finally, the liveness check is required. You will be asked to perform some simple actions, such as smile, turn Your head to the left, to the right and close Your eyes. Make sure that Your face is always inside the frame. That’s it! Now You are all set and our team will need to review Your application. The KYC will be automatically approved If all the information is filled in correctly and the photos are taken as required. Otherwise, You will receive an e-mail with further instructions and the process should be made one more time. Once the verification is successfully completed, we will send You a notification over e-mail.</p>

<p class="p1"><span class="s1">So you would like to make an investment in real estate but keep hearing all these things about the market crashing. Should I wait? Nonsense! You have no idea when the right time is going to arrive. Meanwhile, you’re losing money and opportunities every day. The truth is, there’s no better time to invest your money than right now. <strong>Nothing good comes from just sitting on money</strong>. It will depreciate or you will end up spending it over time. The only real way to save that money and make it grow is by investing it in projects with high yield. If there’s something all the millionaires in the world have in common, it’s that they all invest their money. And they do it wisely! </span></p>
<h2 class="p3"><span class="s1">You can’t know for certain when the market fluctuation is going to stop</span></h2>
<p class="p3"><span class="s1">The right time is always obvious when you have an opportunity, the price seems fair and there’s nothing stopping you. The in between moments are the ones which are hard to predict. Are prices going to go up tomorrow? Or are they going to keep going down. Unfortunately, you’ll never know until it’s too late. That’s why it’s always a risk. Depending on your risk tolerance, you’ll either dare to take the plunge (and potentially succeed) or you’ll wait, in which case you’ll definitely lose.</span></p>
<h2 class="p3"><span class="s1">You’re losing money by waiting</span></h2>
<p class="p3"><span class="s1">There is always a cost involved with waiting to invest. Time is money, right? If only we could predict the future. Then we would all be making passive income. But unless you’re a market expert, you won’t know when the market has finished dropping and when it’s the perfect time to start investing. Meanwhile, every day, month and year that you wait, <strong>you are missing out on passive income opportunities.</strong> And sometimes market corrections take years! Your risk tolerance may be low, but by being scared of losing your money, you’re actually <em>really</em> losing your money.</span></p>
<h2>Research agrees</h2>
<p>Bloomberg (the leading software company delivering market news) even runs simulations on whether it is more profitable to invest right away or wait for a market downturn. The results show that you definitely lose more by waiting and holding on to your cash, in comparison to those who invest their money and hold on to their assets.</p>
<p>Furthermore, with the current inflation rates, the money you&#8217;re holding on to will continue to lose value over time. <a href="https://svrn.co/blog/2017/5/14/waiting-for-the-market-to-crash-is-a-terrible-strategy" target="_blank" rel="noopener noreferrer">Research</a> has shown that by waiting, instead of investing, you&#8217;re actually <strong>losing more money than you could be making</strong>. For example, between 1926 and 2016 the US stock market returned 6.3% over cash. The research compared investors who waiting 5 years to invest after a market crash (followed by a market correction) compared to investors who held on to their stock throughout the entire period. The research showed that the returns of those who waited were only half of those who held on to their stocks. This is the chart from the research. Excess returns are returns over cash (whereas the buy and hold average is 6.3%).</p>

<p>Hence, it doesn’t matter if you wait for a 10% market correction or 50%. By waiting, you are still losing out on money you could be making, either way.</p>
<h2 class="p3"><span class="s1">There’s no such thing as &#8216;the right time&#8217;</span></h2>
<p class="p3"><span class="s1">Keep investing at all times! To secure your money and make sure you take advantage of<span class="Apple-converted-space"> </span>all the moments when the market is at its lowest, you should invest constantly. As often as you can, and obviously whenever you find a good opportunity or project. This way you get to benefit from every part of the cycle, going up and coming down. Every day is an opportunity. You just need to realise what kind of an opportunity.</span></p>
<h2 class="p3"><span class="s1">Trust the numbers</span></h2>
<p class="p1"><span class="s1">Whenever you make an investment, it’s important to figure out what the projections are. The media and society will always have an opinion on how high or low the market is. What’s important is to <strong>figure out the yield of your investment</strong> and base your decisions on actual figures (rather than opinions). It is also important to check <a href="https://blog.reinvest24.com/6-ways-your-investment-is-protected" target="_blank" rel="noopener noreferrer">how your investment is protected</a> over time.</span></p>
<p class="p3"><span class="s1">In conclusion, waiting for a long time is never good for your money. You should always do your research and due diligence, but there’s no such thing as the perfect moment to invest. This depends on so many things. The best moment to invest your money is when you have it available and when you find the right opportunity. That’s it! </span></p>

What investment advice are they giving to their kids? And what about the main investment principles?&nbsp;</p>

<h3 class="wp-block-heading" id="h-1-what-are-your-3-principles-of-investing">1. What are your 3 principles of investing?</h3>



<p>Lars Wrobbel from Passives Einkommen mit p2p states:&nbsp;</p>



<ol class="wp-block-list"><li>Always have a strategy and follow it! If we have a crisis, I will not develop another strategy in a couple of days! </li><li>The investment itself must be as passive as possible.</li><li>I am 90% cashflow-orientated. So, I invest in P2P Lending, dividend stocks, crypto lending and other stuff that brings me cash in the end.</li></ol>



<p>Stoycho Nedev from <a href="https://www.vivainvest.eu/">Viva Invest</a> principles are very simple:</p>



<ol class="wp-block-list"><li>Never invest if you don&#8217;t understand the details about the investment.&nbsp;</li><li>Don&#8217;t put all your eggs in one basket.&nbsp;</li><li>Always focus on risk, because it&#8217;s the only sure thing in investing.</li></ol>



<h3 class="wp-block-heading" id="h-2-how-do-you-develop-an-investment-strategy">2. How do you develop an investment strategy?&nbsp;</h3>



<p>Stoycho Nedev explains that he started investing 13 years ago in the stock market. He was completely ignorant, but very confident because very impressive results were achieved in simulated paper trading. “Of course, it&#8217;s completely different when the money is real and especially if it is your own money. I lost a significant amount of money at the beginning of the financial crisis. Then realized that there are no shortcuts to financial well-being and started to learn the basic principles of investing. I read lots of books and practice everything with small amounts of real money. Currently, I adjust my investing strategy as the markets develop, usually once in two years,” says Stoycho.</p>

<h3 class="wp-block-heading" id="h-3-what-investment-advice-would-you-give-to-your-children">3. What investment advice would you give to your children?&nbsp;</h3>

So at some point, you will need to invest that money into something that either generates you income or appreciates over time.” Real estate in that sense provides you with both.&nbsp;</p>

<p>As you may recall, <strong>Reinvest24</strong> invested in a <a href="https://www.reinvest24.com/en/project/9-luxurious-rental-apartment-in-tallinn-city-center">luxurious rental apartment</a> in the impressive <em>Avangard</em> building in the centre of Tallinn back in March 2019. In September 2019, we successfully exited the investment, earning our investors <strong>24.3% in the total combined return</strong>. This has been one of our most successful P2P investments in real estate to date, and this is how it happened.</p>

<p>When Reinvest24 first came across this Art Nouveau property, we took into consideration a number of factors. The high initial price of the rental apartment was a downside, but we also saw lots of potential in the <strong>great</strong> <strong>location</strong>, and the fact that it was a <strong>purpose-built</strong> <strong>rental building</strong> with modern amenities such as a laundry room and shared rooftop terrace. <p>Our team decided this would be the perfect opportunity to <a href="https://blog.reinvest24.com/how-profitable-is-it-to-invest-in-short-term-rental-properties" target="_blank" rel="noreferrer noopener">invest into a profitable short-term rental property</a>, which could be listed on rental platforms like Airbnb. We put a lot of focus on selecting the perfect rental property for investments in terms of <strong>layout</strong>, <strong>size</strong>, and its <strong>location within the building</strong>, on the quiet side, with nice views towards the backyard.</p>

<p>After successfully funding the property with P2P investments,<strong> </strong>worth<strong> 79,076€</strong> <strong>in</strong> <strong>total</strong>, we managed to furnish the micro-apartment and we also hired a property manager to take care of Airbnb bookings. The property was successfully rented out during short-term from April until September 2019, earning our investors <strong>8.3% net return </strong>from the short-term rental yield.<br></p>

<p>While enjoying the monthly rental yield, we were able to identify many additional <strong>potential</strong> <strong>risks</strong>:</p>

<p>Having just one apartment in the building meant our small scale operation was <strong>costing us more</strong> in terms of labour. For example, cleaning just one micro-apartment would cost 10-15€ instead of 5€ when hiring someone to clean 20 apartments at a reduced price, but with more earning possibilities. This is usually the case with <a rel="noreferrer noopener" aria-label="economies of scale (opens in a new tab)" href="https://en.wikipedia.org/wiki/Economies_of_scale" target="_blank">economies of scale</a> &#8211; higher output, lower costs.</p>

<p>Despite the good performance, the property was expensive, and if the holiday rental market would tighten, we would start <strong>losing</strong> <strong>liquidity</strong>. Another factor that we took into consideration included the high-level <strong>competition</strong> <strong>within</strong> <strong>the</strong> <strong>rental</strong> <strong>building</strong> itself, including larger and even cheaper rental apartments. Luckily, we found a buyer and sold for a profit.</p>

<p>Considering all the risks, our team decided it was time to sell. Reinvest24 found a buyer for this investment property, selling with over 8% capital gain. All in all, our P2P investments into this property earned<strong> 8.3%</strong> <strong>rental</strong> <strong>yield</strong>, which was paid out monthly. Investors also gained from<strong> </strong>8% capital gain over 6 month, which would become <strong>16% annual capital gain </strong>in total.</p>

<p>Indeed, our <strong>initial estimation for capital gain was 3.1%</strong>, based on modest expectations and the current market&#8217;s performance. <p>In conclusion, the investors who invested into this property received <strong>24.3% return on their P2P investments</strong> in real estate. Reinvest24 exited the investment in September 2019. By now, all our investors have already received their share of the profits, paid out directly to their accounts. We often highlight our 14.6% returns, but in this case it was much higher. </p>
