Using this solution will speed up the process of reviewing the application which means that You as a client will be able to start using our platform faster than before. How to pass the KYC verification?

To make the process as easy and smooth as possible, we have prepared a video instruction for You. Watch it to make sure You follow all the steps correctly or use the manual instructions described below. Overall, the process will only take a couple of minutes.

1. Add the information

Once You open an account on Reinvest24, we will kindly ask You to fill out the form with some basic information about You, like Name, Surname, residential address and etc. If You are our current client, You will find all the information in Your investor’s account.

2. Upload Your document

As the next step, we will ask You to upload the photo of Your identification document. The documents accepted are Passport, ID card from both sides or residence permit. Drivers’ license is not accepted.

For that, You can take the link and continue the process on Your mobile phone or computer. Make sure that the document is in focus and visible is full size. You can use the camera of the device (if You use the smartphone, make sure to allow Your camera to access the app in settings) or You can upload it from the storage. If You use the ID card, make sure to upload both sides of the document, even if the other side is blank.

Kindly note, that graphically edited photos, expired documents, or the ones that do not belong to You, will not be accepted. Do not worry if the photo does not meet all the requirements, You can always take a new one.

3. It’s a selfie time

Now, we will ask You to prepare Your greatest smile and take a selfie. You can use the camera from the device. If You are happy with the photo, You can continue or take another snap. Once You complete this step, GetID will compare Your facial biometrics to the photo on Your ID document.

4. Liveness check

Finally, the liveness check is required. You will be asked to perform some simple actions, such as smile, turn Your head to the left, to the right and close Your eyes. Make sure that Your face is always inside the frame. That’s it! Now You are all set and our team will need to review Your application. The KYC will be automatically approved If all the information is filled in correctly and the photos are taken as required. Otherwise, You will receive an e-mail with further instructions and the process should be made one more time. Once the verification is successfully completed, we will send You a notification over e-mail.

We look into the advantages of each area to find out whether it’s in demand. We also think ahead and imagine how each area will transform in 10 years’ time. It is also important to identify whether the location of the property is more attractive for rent or sale transactions. In other words, whenever we find a property in an up-and-coming area with potential, we start looking into it further.

2. Liquidity

In order to guarantee profits, we take a look at how easy it is to sell or rent a specific property in the given area. Statistical fill rates help us determined how easy or hard it is to find tenants or buyers, and what the average time spans are for each transaction.

3. Price

The price of the property is key! It is crucial to find out whether it’s lower or higher than the average market prices. It’s also very important to figure out whether the price is negotiable. This all affects our yield. Determining the price of a property allows us to make solid projections and development budgets.

4. Options

1. What are your 3 principles of investing?

Lars Wrobbel from Passives Einkommen mit p2p states: 

1. Always have a strategy and follow it! If we have a crisis, I will not develop another strategy in a couple of days! 
2. The investment itself must be as passive as possible.
3. I am 90% cashflow-orientated. So, I invest in P2P Lending, dividend stocks, crypto lending and other stuff that brings me cash in the end.

Stoycho Nedev from Viva Invest principles are very simple:

1. Never invest if you don’t understand the details about the investment. 
2. Don’t put all your eggs in one basket. 
3. Always focus on risk, because it’s the only sure thing in investing.

2. How do you develop an investment strategy? 

Stoycho Nedev explains that he started investing 13 years ago in the stock market. He was completely ignorant, but very confident because very impressive results were achieved in simulated paper trading. “Of course, it’s completely different when the money is real and especially if it is your own money. I lost a significant amount of money at the beginning of the financial crisis. Then realized that there are no shortcuts to financial well-being and started to learn the basic principles of investing. Investor stresses out that they help him with everything they can, which leaves Stoycho some time to make analysis and fine-tune the investment strategy. “Some times I ask about their opinion on a particular investment. I like to have a different point of view even if they may not always fully understand the specifics they will give me perspective and trying to explain the investment case to them in simple terms usually help me to get even better understanding myself,” states Mr. Nedev. 

5. How do you teach your kid about investing?

We believe that the sons of Lars and Stoycho will be grateful one day for the knowledge fathers are sharing with them.

Lars: “There is no need for balance because my investment strategy is very relaxed. And I integrate the investments also into the talks with the family. So it’s some kind of “invest-life-balance”. It’s pretty cool to hear opinions and questions from them because mostly you never thought about things they ask. On the other hand: while talking about money also with your family, you can teach them a lot of things in an easy way. “

Stoycho: “It’s actually not that hard. I always put family first. Investing is just a job or hobby in my case. I deeply believe everyone can find the balance. We just have to remember that before we became investors we were just humans. Money should make our lives better, not poorer. I never sacrifice my family time for more money. I will always find the time to have some fun or some quality time with my family. Because it’s true that we only live once. I believe we shouldn’t sacrifice the quality of our lives for more and more money. Everyone should find his balance. In the last 10 years, my investments are more passive, so they don’t eat lots of my time.“

Tanel: “I have a rule that one day a week I have a computer-free day. That one day I spend as much time as possible with my family and if possible then somewhere outside the city, in nature. I have noticed that the rest of the weekdays are more efficient if you unplug yourself from everything for one whole day. And when the batteries are recharged, you can continue to work on full capacity and deliver the greatest outcomes.”

As you may recall, Reinvest24 invested in a luxurious rental apartment in the impressive Avangard building in the centre of Tallinn back in March 2019. In September 2019, we successfully exited the investment, earning our investors 24.3% in the total combined return. This has been one of our most successful P2P investments in real estate to date, and this is how it happened.

P2P investments made into a luxury apartment in a historic rental building

When Reinvest24 first came across this Art Nouveau property, we took into consideration a number of factors. The high initial price of the rental apartment was a downside, but we also saw lots of potential in the great location, and the fact that it was a purpose-built rental building with modern amenities such as a laundry room and shared rooftop terrace. Global P2P investments in real estate

Peer-to-peer investments, also known P2P investments, were made by various international investors. In total, Reinvest24 issued over 79,000 shares to online investors from around the world, looking to build their investment portfolios with passive income from real estate. The perfect short-term rental property to invest in

Our team decided this would be the perfect opportunity to invest into a profitable short-term rental property, which could be listed on rental platforms like Airbnb. We put a lot of focus on selecting the perfect rental property for investments in terms of layout, size, and its location within the building, on the quiet side, with nice views towards the backyard.

Investment case: 8.3% net yield from rent

After successfully funding the property with P2P investments, worth 79,076€ in total, we managed to furnish the micro-apartment and we also hired a property manager to take care of Airbnb bookings. The property was successfully rented out during short-term from April until September 2019, earning our investors 8.3% net return from the short-term rental yield.

Why did we sell the property and exit the investment?

While enjoying the monthly rental yield, we were able to identify many additional potential risks:

• Property managements costs
• Liquidity issues
• Competition within the building

Having just one apartment in the building meant our small scale operation was costing us more in terms of labour. For example, cleaning just one micro-apartment would cost 10-15€ instead of 5€ when hiring someone to clean 20 apartments at a reduced price, but with more earning possibilities. This is usually the case with economies of scale – higher output, lower costs.

We had many performance risks and the chance to sell

Despite the good performance, the property was expensive, and if the holiday rental market would tighten, we would start losing liquidity. Another factor that we took into consideration included the high-level competition within the rental building itself, including larger and even cheaper rental apartments. Luckily, we found a buyer and sold for a profit.

Investors made over 8% capital gain in just 6 months

Considering all the risks, our team decided it was time to sell. Reinvest24 found a buyer for this investment property, selling with over 8% capital gain. All in all, our P2P investments into this property earned 8.3% rental yield, which was paid out monthly. Investors also gained from 8% capital gain over 6 month, which would become 16% annual capital gain in total.

Our total combined return exceeded our expectations

Indeed, our initial estimation for capital gain was 3.1%, based on modest expectations and the current market’s performance. Reinvest24 likes to play it safe when it comes to numbers. It is our policy to under promise and over deliver as a result. Hence, we are always conservative with our estimations. No unrealistic numbers, and no excuses, just profitable P2P investments in property!
