According to offical data from the Nationwide, the average house price in the UK was £265,000 as of December 2022. With the recent rate hikes together with double digit inflation, the average prices have seen a slight decline, settling at £258,000 by end of March 2023. The decline has been bigger in the northern part of UK, while the areas around London has been more stable due to high demand.</p>

With the latest 0,5% increase in 2023 June, the interest rate is currently at 5% and it is expected that it will stay in that range until the end of this year. But this has not had a huge impact on the prices, it just slowed down the real estate market in terms of transactions, with small price fluctuations, depending on the area.</p>



<p><strong>Inflation:</strong> Inflation has hit its high of 11.1% in 2022 October, staying slightly above 10% until 2023 March. Now finally the inflation has started to decline after several interest rate hikes, closing the May at 8.7%. It was expected that this scenario will have a big impact on the real estate prices, but the real estate market has demonstrated stability and strength in the current times.</p>

Given that it is readily available and renewable, solar power is an attractive source of energy. Besides, it would stimulate the economy of developing countries. How? Simply put, a lower electricity price reduces the cost of production and increases profit. So, it could help households, because spending less on power means you can spend more on other things. Not to mention lowering carbon footprint and potentially having higher property values.</p>

<p>Moldova’s energy self-sufficiency is very low, which even ranks the country among the lowest ones in the world. During the past decades, Moldova implemented several state programs for the exploitation of renewable energy. As the latest addition, the country approved alternative power supply systems to be located on agricultural land without the need to go through long and expensive legal processes. The main benefits of the changes are to cover the shortage of electricity generated by local sources. It is a big move towards a sustainable future that also brings business and investment opportunities. Our plant will become one of the biggest power plants in the country. Thus, making a significant contribution to the increasing green energy supply.</p>

<p>At the beginning of this year, we at Reinvest24 were grateful to initiate a dialogue with our investors to identify their preferences and measure the sentiment towards the platform. For this purpose, we conducted the biggest investors survey ever made at Reinvest24 and analyzed the data received. Today, we are happy to share the main insights with our community, and share the roadmap of the upcoming developments.</p>



<h2 class="wp-block-heading">Key insights</h2>



<ol class="wp-block-list"><li>“Stable and regular payouts”, “High performance” and “0% default rate” &#8211; are 3 main factors why investors choose Reinvest24.&nbsp;</li><li>The trust towards Reinvest24 is growing rapidly.<strong> </strong>52.8% of investors plan to increase their investment portfolio size in the next 12 months.&nbsp;</li><li>The majority of respondents (45.1%) emphasizes that the quality of Reinvest24 projects is better than on other platforms. So is the return on investments, as of 53.5% investors.</li></ol>



<h2 class="wp-block-heading">How did we conduct the survey? </h2>



<p>In total, we asked 26 questions, covering our projects, platform&#8217;s usability, our communication, investors&#8217; desired improvements and their overall investment plans. It was possible to choose more than 1 answer and due to that, for some of the questions, the answers exceeds 100%. Investors demonstrated a very high response rate, which indicates that they are eagerly involved in the platform&#8217;s further development.<strong><br></strong><br>The majority of surveyed investors (38%) were 35-44 years old and the top 5 countries were Germany, Netherlands, Estonia, Spain and France. 87.7% of surveyed stated to have an experience of investing in crowdlending platforms, which proves that data received will contribute greatly to our overview. </p>



<h2 class="wp-block-heading">Identifying the main values&nbsp;</h2>



<p>As one of the first questions, we asked to name the main reasons why they have joined Reinvest24. More than half of the respondents answered that “Stable and regular payouts” is something they were looking for in the first place. The second and third most popular answers were “High performance” and “0% default rate”. Indeed, all 3 answers are the main quality pillars of Reinvest24, as our projects show one of the highest performances in the market, yet maintaining a 0% of default rate. A zero default means that none of our projects went into default, nor lost the principal invested.&nbsp;</p>

<p>When it comes to the most important factors when choosing the project to invest in, 75.3% of investors seek higher performance first. For 58% of surveyed, the investment type is significant and for 47.8% &#8211; the length of the project. Apart from that, they also look at the country of the project in order to maintain a well-diversified portfolio.</p>

<p>Speaking about the countries, we also found out that half of the respondents would like to see more projects from Western Europe. We were pleased to get such a response, as it proves that we are on the right expansion path, as this week we introduced a new market for investments &#8211; Switzerland. With that being said, now Reinvest24 offers projects from 2 Western European countries &#8211; Germany and Switzerland. Aside from Western countries, 50.5% of investors would like to invest in Baltic countries and 44% in Scandinavia.&nbsp;</p>

<h2 class="wp-block-heading">The trust and investment portfolio size increase&nbsp;</h2>



<p>After identifying the preference of our investors, we were curious to get more insights into their investment portfolio size. The biggest part of surveyed investors has a portfolio up to 5000 EUR. After diving deeper, we identified that the majority of them are our new investors. We see the trend that new investors start small and increase their portfolios over 1 year.&nbsp;</p>



<p>In fact, our already experienced investors &#8211; the ones that invested with Reinvest24 for more than 2 years (22.4%) &#8211; have bigger portfolios. Their portfolio sizes vary from 5001 EUR to 500 000 EUR.&nbsp;</p>



<p>Also, a compelling majority of investors stated that they are definitely planning to increase their investment portfolio size in the next 12 months, while only a minority (4.6%) are not planning to increase but maintain the same level.&nbsp;</p>

<h2 class="wp-block-heading">Compared to others, the quality of projects is better&nbsp;</h2>



<p>Taking into account that the majority of our investors are experienced with crowdlending platforms, we were curious to know how they evaluate Reinvest24, in comparison to others.&nbsp;</p>



<p>One of the most interesting insights was to find out that half of our investors say that the quality of our projects is better than on other platforms. The other half points out that their Reinvest24 return on investments is better than anywhere else.&nbsp;</p>



<p>Since the very beginning, we have always been very conservative in terms of what projects we publish on the platform. In fact, our broad track record of successfully exited projects proves this statement. Therefore we are extremely happy to receive such observations from investors.&nbsp;</p>



<h2 class="wp-block-heading">Measuring investors satisfaction&nbsp;</h2>



<p>In order to deep dive into polishing the platform, we would first like to identify the things that we are already good at. When asking how satisfied our investors are, we identified that majority is satisfied, either very satisfied. </p>



<p>We also asked to specify the things that investors are the most content with. 48% admitted that they are satisfied with our overall investment offers. Another 44.3% emphasized that they are very pleased with how simple it is to deposit and withdraw. In addition, half of the investors are happy with our geographical exposure, the availability of information and project updates.&nbsp;</p>



<p>Also, according to our NPS (Net Promoters Score), investors are very loyal. Besides, they are quite eager to recommend Reinvest24 to their friends, family, and business partners.&nbsp;</p>



<h2 class="wp-block-heading">What do Reinvest24 investors want the most?</h2>



<p>Reinvest24 is constantly improving our services and listening to the needs of investors. In order to identify the scope of developments, we asked to name the features investors would like to see the most.&nbsp;</p>



<p>As per 45.8% of respondents, the most awaited Reinvest24 feature is the Loyalty program. The second most requested thing is the implementation of the Statistics page (41.9%).&nbsp;</p>



<p>While we were analyzing the survey&#8217;s data, our IT team was already working on one of the mentioned features. And today we are happy to announce that our Statistic page is live! From now on, our investors can access the up to date information about our projects and investors. We are pleased to react fast and prove the trust given to us again.</p>

<p>Apart from that, investors want an Auto Invest (39%), other types of projects (25.3%) and 2 Factor Authentication (10.7%).&nbsp;&nbsp;</p>

<p>Reinvest24 is operating in 5 different markets, such as Baltic countries, Germany, Moldova and Spain. The platform does not have any projects or business operations in Russia or Ukraine, therefore none of our operations is impacted by this crisis.&nbsp;</p>



<p>As per Moldova, on the 24th of February, Moldova&#8217;s parliament has approved a state of emergency for 60 days. The situation in the country is stable and the aforementioned emergency state will not impact any of our projects, thus all our works continue as usual.</p>



<p>Together with our Moldovan branch, we have been following the development of the Russia-Ukraine situation very closely. As of today, there are no threats that could harm any of our employees, or our real estate developments in this region. As a result, our investors will not face any payment delays on our projects.</p>



<p>We would like to emphasize that our investor&#8217;s interests and security have always been&nbsp;our highest priority.</p>

In fact, the track record of successfully implemented projects from both companies proves our credibility and deep expertise in what we do. Recently, we published our 100th project. The 35% out of this number are successfully exited, earning to our investors 14.8% on average without defaulting on any project.</p>

<p>One of our main focuses this year is to continue our successful expansion to new geographies, additionally strengthening the presence of already existing ones. This way we were able to execute numerous successful project exits from the new markets, such as Moldova and Latvia, as well as offer more high-quality investment projects. Now we look forward to implementing the next steps in order to maintain better monitoring of the whole development process.&nbsp;</p>

<p>Taking into account that 41.6% of Reinvest24 projects are located in Moldova, opening the branch there became the only logical development of things. Before that from Moldova, we offered only real estate backed loans &#8211; a loan type where the financing is given to the 3rd party. Now this will allow us to have development projects and also rental projects in future. Our new branch is located in Chisinau, on Alexandru Hajdeu street, 47. Every investor, who want to visit us or our projects are warmly welcomed to do so, scheduling it in advance.&nbsp;</p>



<h2 class="wp-block-heading">Introducing project live cameras</h2>



<p>We did not stop there and went even further! Our ultimate goal is to provide the safest investment environment in the industry. As part of it, we introduce an exclusive possibility to watch the constructions of our Moldovan development projects in real-time, which makes Reinvest24 the first platform to implement such a solution. We believe that this way our investors will get the best access to project overviews and will be able to see for themselves the results of their investments.&nbsp;</p>

<h2 class="wp-block-heading">Publishing our first development project in Moldova</h2>



<p>Of course, it all was on purpose! For quite a long time we have been following the exciting developments of the Moldovan real estate market. We couldn&#8217;t ignore the growing tendency nor stop searching for the best possible solutions for the advantage of our investors. The greatest fact is that property prices have no limit and definitely have a healthy potential to grow even more. Taking all that into account, today we are introducing our very first development project from Moldova &#8211; <a href="https://www.reinvest24.com/en/project/metropolis-luxury-it-apartments-1-stage/105">Metropolis luxury IT apartments</a>.</p>

<p>This is a loan type we use to purchase a land plot or property in order to develop and sell it with profit.&nbsp; It will be fully managed by Reinvest24 and 100% owned by our Moldovan SPV. The development process will be implemented in partnership with Kirsan. It is important to mention that it is more similar to our <a href="https://blog.reinvest24.com/rental-projects-the-undervalued-investment-with-the-huge-potential-part-1">rental projects</a>, rather than real estate backed loans. It means that we don’t lend money to a 3rd party, but purchase the property and manage the process in a similar way we do with our rental properties.</p>



<p>We have no doubt that these steps will positively influence our further growth and project&#8217;s development in this region.&nbsp;</p>

<p>Today Reinvest24 is turning 3 years old. The anniversary always offers a great opportunity to reflect on the major milestones achieved and share gratitude to all the people involved, as without You, our dearest investors, we wouldn’t be in the place we are right now.</p>



<p>The idea of creating Reinvest24 appeared from our own needs, as we always have been passionate investors ourselves. In 2015, we started to buy, manage and develop several real estate projects in Estonia, for a total amount of over 10 million EUR. In 2018, we decided to make Reinvest24 available to the public and try to lower the biggest gaps between investing in a secured environment and still earning decent returns. Something that once was simply an idea &#8211; now serves many investors and property developers, as one of the best instruments in Europe to achieve financial goals.</p>



<h2 class="wp-block-heading" id="h-past-achievements-that-create-change">Past achievements that create change</h2>



<p>As for now, the platform is 3 years old, it is possible to invest in properties, secured with 1st rank mortgage and earn up to 16.8% IRR. During past year, the product line has expanded massively, as we added new investment types &#8211; development projects and real-estate backed loans, as well as 3 European markets &#8211; Latvia, Moldova and Spain. We launched a secondary market tool, allowing exit investments before the maturity day, introduced series of “Insider updates”, where we share more information of the development process of our projects, opened our first international branch in Spain and increased the platform&#8217;s share capital up to 125&#8217;000 EUR. As of today, our investor’s database counts over 9000 users and the projects’ default rate is still 0%. Even in times of COVID-19. And we are planning to go only further.</p>

<h2 class="wp-block-heading" id="h-conservative-approach-carried-through-years">Conservative approach carried through years</h2>



<p>Speaking about our great results achieved, this is not something that happened with a wave of a magic wand. On a daily basis, our team works on making more than is required from us. Reinvest24 chooses a standout property, but only after screening the market, making thorough financial calculations, conducting research on the market and its future potential, visiting the property itself and closing the greatest deal to ensure investors make an outstanding profit. We stand for meaningful impact in everything we do. That’s why we choose only those properties that make sense. When it comes to numbers, our management strategy is to play safe. We want to create a safe environment for investments, thus making pleasant returns for your money.</p>



<p>As a result, we are continuing to increase the track record of successfully implemented and exited projects.</p>



<h2 class="wp-block-heading" id="h-successful-project-exits">Successful project exits</h2>



<p>During the past year of operations we exited 8 projects. For example, some of the very first platform&#8217;s projects, such as Majaka and Vinkli was exited, generating impressive returns. <p>Also April 2021 became very memorable for the Reinvest24 platform, as the first time since platform existence, we are exiting 4! projects in one month time, overall repaying back to our investors more than 1,1m EUR. With this excellent achievement, we continue to prove that fair risk management is the main driver of success, even in the most turbulent times.&nbsp;&nbsp;</p>



<p>To thank our investors for constant support and trust in us over these years, we are giving a “3<sup>rd</sup>&#8211; year anniversary CASHBACK” from the total investments made to all our investors, until 12.05.2021.&nbsp;</p>



<p>0.25 % on investments up to 1’000 EUR&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<br>0.5 % on investments from 1’001 to 5’000 EUR<br>0.75 % on investments from 5’001 EUR&nbsp;&nbsp;</p>
